Location

The lands are situated off the Enniskerry Road, adjacent to the entrance to Kilternan National School. Kilternan is an extremely appealing, rural setting located some 2 km from the M50 Interchange and Luas Line B extension (due for completion in 2010), and within 7km from Dundrum Town Centre. The area has all the attractiveness of an upmarket, rural setting, yet is only 20 minutes drive from Dublin City Centre.

All necessary amenities are located nearby including superb shopping facilities in nearby Carrickmines, Sandyford, Cornelscourt and of course the renowned Dundrum Shopping Centre. Well known for its excellent sporting and leisure pursuits, Kilternan’s environs boast a superb variety of local golf courses, equestrian centres, tennis clubs and attractive walks in the Dublin/Wicklow Mountains. Both primary and secondary educational facilities are also exceptionally well catered for with numerous excellent schools nearby.

The subject lands are strategically positioned to take advantage of the substantive development proposed for Kilternan Village over the forthcoming years, with major mixed use development set to transform the village in the near future, whilst still retaining its attractive, rural appeal.

Description

The lands comprise a predominantly regular shaped parcel of land extending to approximately 1.3 ha (3.2 acres) and are currently in pasture. Access is provided via a right of way from the Enniskerry Road.

The property adjoins Cowper Care Retirement Home to the south. Existing agricultural lands form the eastern, western and northern boundaries.

Town Planning

Zoning

Under the Kilternan/Glenamuck Local Area Plan, the subject lands are zoned as part of the parish/community centre node at Kilternan. However, the Local Area Plan specifically qualifies this zoning objective with the following:

“Subsequent to the production of the plan drawing no. PL-05-211, Dun Laoghaire Rathdown County Council were advised by the Church Of Ireland Authorities that the westernmost field in land parcel 11a – extending to c.1.6 ha – is no longer required to address CDP specific local objective 12 ……and as discussed and agreed at the Dundrum Area Committee Meeting on 26th November 2006, the westernmost field in question (the site) can be developed as a mainstream residential development parcel in accordance with current development plan “objective A” residential zoning to be developed in a manner akin to adjoining parcels 10 & 12 – namely at a density of 35 – 40 dwelling units per hectare. As the field in question is no longer integral to the Church Of Ireland package of community proposals, it does not and should not be subject to the provisions of the master plan to be prepared for the residual Church of Ireland holding”.

The subject lands are the westernmost field referred to by the Council in the above extract from the Local Area Plan.
